Timeline:

Now through Q1 2026

Phase 2: Build the Business Case

What Happens:

We work with government to develop the overview business case and address fundamental questions: water supply, labour capacity, environmental impact, transport connectivity. No existential blockers—just rigorous planning.

Why It Matters:

This isn't pie-in-the-sky optimism. We're proving this can actually be built, with real numbers and real solutions. We're identifying opportunities (like the North Norfolk Coast energy surplus) and addressing challenges head-on.

Phase 3: Deep Feasibility Studies

What Happens:

Comprehensive analysis covering environment, land assembly, utilities, transport, and drafting actual legislation. This requires tens of millions in funding, which we're raising from private sector investors who believe in this vision.

Community Engagement:

This is where local residents, landowners, and councils become genuine partners. Unlike conventional developers, we can be generous with compensation because city-scale development unlocks exponentially more value than piecemeal town extensions.

Environmental Review:

Full environmental impact assessments, biodiversity net gain strategies, and climate resilience planning. The 12,000-acre forest isn't greenwashing—it's carbon sequestration at scale, habitat creation, and a genuine legacy for future generations.

Phase 4: Pass Legislation & Establish Development Corporation

What Happens:

Parliamentary approval to establish a Development Corporation with compulsory purchase and planning powers—the same model that delivered Canary Wharf and the 2012 Olympics.
